An Energy Performance Certificate (EPC) is an official document showing how energy-efficient a building is. It rates the energy efficiency of a property on a scale from
A (most efficient) to
G (least efficient). It also includes:
- Current energy efficiency rating
- Potential rating (after improvements)
- Estimated energy usage and costs
- Carbon dioxide emissions
- Recommandations (e.g., insulation, boiler upgrades)
An EPC is required
BY LAW prior to a property being placed on the open market. It is required when:
- Selling a property
- Renting out a property
- Building a new property
Some exceptions apply (e.g. listed buildings or certain temporary structures).
An EPC is valid for 10 years and is produced by a qualified Energy Assessor.
