TL Graham & Son can advise you on the letting potential of your property and provide you with a monthly open market rental estimate. We can then provide a comprehensive letting service in two stages:
Stage 1 - Finding a tenant and securing a successful letting
TL Graham and Son will advertise the property on the internet and will take all enquiries from interested parties.
TL Graham & Son will then conduct all viewings of the property.
TL Graham & Son, upon selecting a short list of suitable tenants, will carry out reference checks and will secure a profile of their character.
TL Graham & Son will then draw up a lease document for your prior approval which reflects the terms required by you and will produce an inventory of contents for inclusion in the lease.
TL Graham & Son will record gas and electricity readings and will liaise with you regarding handover of these supplies to the tenant.
TL Graham & Son will then arrange for the lease to be signed along with the inventory, will secure a deposit amounting to 1 month's rent along with the first month's rent in advance and will then hand over keys to the property.
You as Landlord will have to register as a Landlord and TL Graham & Son can provide advice in this regard.
TL Graham & Son (if instructed on Stage 2 of the process below) will formally lodge the deposit with the Tenancy Deposit Protection Scheme which is a statutory requirement for any new lettings. (If we are not involved in Stage 2 then we will pass the deposit to you to lodge yourself).
TL Graham & Son will then provide a full rental statement to you after the successful letting and will forward you a copy of the signed lease along with full tenant details.

Stage 2 - Managing the property on an ongoing basis
TL Graham & Son will collect the rent monthly and will remit to you immediately upon receipt.
TL Graham & Son will inspect the property quarterly and report on the condition, any defects or remedial works and will provide reminders of any annual servicing required.
TL Graham & Son will liaise with the tenant on an ongoing basis and will handle all repairs and remedial works if required to the property. We will liaise with you before any work is carried out to secure your approval on any costs involved.
TL Graham & Son will handle the transfer of the property from tenant back to you at lease end whilst closing off the rental position and utilities.
