In securing the invite to come an assess your property for sale we will meet with you initially to inspect the property to form an opinion of value. During this meeting we will discuss the following with you which all have a bearing on this assessment:
  • Outstanding or current planning permissions or building control approvals
  • Certification of any gas installations
  • Certification of any electrical works undertaken
  • Details of any Guarantees or Warranties on any other works carried out (loft/cavity wall insulation for example)
  • Central Heating Boiler Certification
  • Consent to discharge (if septic tank)
We will then provide you with a summary of market conditions and an analysis of the likely sales value of your property. On securing the instruction from you to proceed to sale we will then:
  • Measure the property
  • Professionally photograph the property
  • Provide aerial drone footage if required
  • Prepare a floor plan of the property
  • Prepare and Energy Performance Certificate
  • Load the resulting property details to www.homesni.com, to www.tlgrahamandson.co.uk to www.propertynews.com and www.propertypal.com
  • Erect of FOR SALE board with description slip/directional arrow at the property

The Sale Process

During the sales process, we take all interested party enquiries and we conduct all viewings on your behalf so that you don't have to.


We then provide you with regular updates on the level of interest and provide detailed feedback on each viewing together with the current "buying" circumstances of your viewers.


We will take offers and in close consultation with you we will negotiate the best price.

The "Sale Agreed" Stage

After a sale is agreed we prepare Memorandum of Sale and send this to your solicitor. We also send a copy to the purchaser, the purchaser's solicitor and to you.

We then continue to track the sale through the legal process right up to exchange of contracts and then completion dealing with any difficulties which arise along the way. This stage can be, based on our experience, quite a difficult and time-consuming phase within the process.

Contract Exchange & Sale Completion

We secure confirmation of purchase monies and organise to hand over keys.
